So many people have no idea how important all the things you listed above are when selling their property. Sellers really need to take the time and see it from the buyers perspective. It would be like selling your vehicle and not taking it to the car was before you show it to someone. It definitely takes away from the wow factor if sellers don't follow the step you outline above.
